Introduction:
Apartment is suitable for one person or a couple. Rent is $2700 a month.
I just finished law school at American University Washington College of Law and will move to San Diego, California soon. I am the owner of the apartment and will look for a long-term renter. In case there are multiple interested tenants, the one that can sign the longest lease will definitely have an advantage.
Prefer move-in date of mid-August or after, but can accommodate earlier if needed. Ideally I need three weeks lead time to arrange with my moving company.
I have furniture that I do not need to take. If you want the apartment furnished, I can leave the furniture to you. On your walk-through at the apartment, we can decide what you want and what you don’t want. I can leave the two TVs as well, which are mounted on the walls. If you prefer a completely empty apartment, I can move everything as well.
We can work out a deal to include utilities if you don’t like having utilities under your name. Otherwise, once you move in, you can transfer all the utilities to your name, gas and electricity. I will leave them on under my name during the transition period until you change to your name. Internet is your own responsibility, too. Unfortunately, I have T-Mobile 5G Home Internet, and I have to return their equipment when I move, so I cannot have Internet on when you move in (unless you want all utilities under a different arrangement). But you can set it up very quickly. There is the option of Comcast cable Internet, or T-Mobile 5G Home Internet, which uses T-Mobile’s wireless network. Water, sewage, trash, and recycling are all covered by the Home Owner Association fees, which I will pay since I am the owner. So you won’t have a water bill.
If you are interested, we can do a zoom video chat if you are not in DC, or we can do an in-person walk-through if you are in DC.

Location:
- 2 minutes’ walk to Columbia Heights metro station (green line which can take you directly to Chinatown downtown area, Southwest Waterfront strip, baseball park, Navy Yard area; can transfer to yellow line which can take you to Pentagon City shopping mall, Ronald Reagan Airport, and Alexandria Old Town; can transfer to red line in Chinatown station which can take you to NOMA, Union Station, Dupont Circle, Tenleytown where American University is; can transfer to silver in L’Enfant Plaza station which can take you to Tyson’s Corner shopping mall and Dulles Airport; can transfer to blue line which takes you to Arlington, Ronald Reagan Airport as well; can transfer to orange which can take you to suburbs; silver, orange, blue all go to Smithsonian, Capitol South, Eastern Market); several bus lines on 14th and 16th street quickly bringing you down to Logan Circle, downtown city center.
- 2 minutes’ walk to Target, Burlington, Marshall’s, BestBuy, Giant (grocery store), Lidl (another grocery store and so cheap, I love it). You can get everything you need in the neighborhood. No need for a car at all.
- 2 minutes’ walk to countless restaurants, including fast food chains (Chick-fil-A, CAVA, Panda Express, IHOP) and local inexpensive eateries (Vietnamese, Mexican) and some more formal places (Korean BBQ).
-15 minutes’ walk to Adams Morgan bar/restaurant strip.
- If you do have a car, you can find street parking in nearby neighborhoods. Or you can pay to park at a secure garage building one minute’s walk away. The parking garage is under Target and BestBuy.

Description of the apartment (currently furnished; but can be furnished or unfurnished):
- 917 sf, spacious for one bedroom apartment. It is one unit out of six units of a Victorian townhome completely renovated in 2017; all the neighbors are friendly and respectful. Mail box is inside the entrance of the building. Stairwell is cleaned by professionals.
- Living room is furnished with bookshelves, a couch, a coffee table, and a TV.
- Dining room is furnished with a table with two benches.
- Kitchen is open design and comes with all appliances (fridge, gas oven and stove, dishwasher, microwave), utensils, cookware, plates, bowls, and glasses; plenty of cabinet space; separate pantry next to the kitchen.
- Small balcony, perfect for a drink in the summer months while looking down on the streets and trees.
- Office area is furnished with an executive desk and a chair. So you can comfortably work from home if needed.
- Washer, dryer, water heater, central AC.
- Bathroom is walk-in shower, very spacious.
- Bedroom is furnished with a full bed; spacious closet; another TV.
- Ten big windows for the entire apartment, plenty of natural light.
- In summary, just move in with your luggage and you are ready to make it your home.

Cost:
- Rent is $2700. Suitable for one person or two people (a couple or just two friends).
- If you have a pet, there is $500 one time nonrefundable fee.
- Security deposit will be one month’s rent.

A little about me:
- 35 years old, originally from China, lived in Pennsylvania and Texas before DC; work at a national law firm. I own the apartment.
- Penn State alum, just finished American University Washington College of Law. I am moving to our firm’s San Diego office.
- I respect your privacy so I will not intrude without notice and only for maintenance if needed.
- I am very clean and organized.

What I am looking for in a tenant:
- Financially responsible and can pay rent on time.
- Clean and organized.
- You can have friends over but no crazy parties that destroy the place.
- Independent and can generally resolve small issues (like changing light bulbs, air filters) on your own. Major issues such as AC, plumbing, etc. will be my responsibility.
- Be respectful to the neighbors; no loud noises.
- No smoking, marijuana, or drugs.
